Las Vegas Mountain’s Edge - The New Southwest

Ground was broken February, 2004 for the new master-planned community of Mountain’s Edge near Exploration Peak in the southwest Las Vegas Valley. Created with an Old World theme and accentuated by olive groves and aged-stone walls, the lifestyle will center on outdoor recreation influenced by the geographical area.

This 3,000-acre Mountian’s Edge master-planned community will honor the heritage of those who came before with an 80-acre Western-theme park, an American Indian encampment and a simulated archaeological site for kids to dig for ancient treasures. The Western-theme park will include an Old West town, Native American play structures,an archeological dig area, and a water play area among other attractions. It is a very pedestrian-friendly community with lots of trails.

Because the Old Spanish Trail passes through Mountain’s Edge, the developer has planned historical and cultural tie-ins such as replicated petroglyphs, Native American artifacts and settler history.

Exploration Peak, rising to 2,846 feet, is the focal point of the Mountain’s Edge Community which will feature over 12,000 residences from more than twenty builders. Mountain’s Edge will have over 500 acres reserved for parks, trails and open space. Small parks within the Community will recognize the original occupants and visitors. These include Paiute Park, named for the Paiute Indians who lived in the Valley.

Homes in Mountain’s Edge will be priced from about $300,000. The community is at Blue Diamond Road and Buffalo Drive. An estimated 32,500 people could be living at Mountain’s Edge upon its build-out in 2010.

By mid-August, 2004 most of the off-site public infrastructure work at Mountain’s Edge had been finished. $90 million in special improvement district funds have been used to build more than ten miles of sewer lines, five miles of water lines, three miles of power and telephone lines and one mile of high-pressure gas lines.

The developer of the Mountain’s Edge master-planned community, Focus Property Group, purchased nearly 1,000 acres for the community in November, 2002 at a Bureau of Land Management public auction. Focus set a new standard for land prices in the Las Vegas Valley by paying $160 million for this land. They then accumulated the remaining parcels from individual property owners and groups to create Mountain’s Edge.

Focus has been revegetating the area with indigenous plants such as Mojave yucca, creosote brush and acacia shrubs and building a trail leading to the summit of Exploration Peak. This land had been torn up by years of off-road vehicle use.

Among the more than twenty builders for the homes at Mountain’s Edge are Amstar, Astoria, Avante, Beazer, Chartered, Concordia, Desert Wind, D. R. Horton, Juliet, KB Home, Kimball Hill, Lennar, Meritage/Perma-Bilt, Pardee, R/S Development, Storybook, Toll Brothers, Trophy, US Home/Lennar, Warrmington Nevada and Woodside. Concordia and PermaBilt were the first developers to get started. Many of the builders already (as of September, 2004) had reservation lists to cover their entire project.

Mountain’s Edge will also have a 300-acre regional park in the center of the community. Other community features will be adult and youth baseball fields, multiuse sports fields, picnic areas and children’s play areas. The park will host community events and activities. There will also be four elementary schools in Mountain’s Edge, two middle schools and a high school in addition to commercial and office buildings.
