Las Vegas Buyer's Agents

There are basically two types of real estate agents involved in the sale of a Las Vegas home:
Listing Agents list homes for sale. Their name is usually on the "For Sale" sign on the home. The Listing Agent is paid by the seller and works to represent the home seller's interests in all transactions.

Buyers Agents
work for the home buyer - the Buyer's Agent is paid by the seller, typically 50% of the commission the seller pays in the transaction.
If you are moving to Las Vegas, the Buyer's Agent will first consult with you to determine the type of lifestyle you are looking for and the size, price, and amenities you are looking for in a home. Based on his knowledge of the Las Vegas Valley communities, he will suggest various appropriate communities. You can search for available homes yourself with the Free Las Vegas Homes MLS Search before you select a Buyer's Agent or your Buyer's Agent will do the search for available Las Vegas Properties that meet your criteria for you.

Both the Free Las Vegas Homes MLS Search and the Buyer's Agent will give you addresses to properties so you can view them yourself to get a feel for the various neighborhoods.

Once you have narrowed down your search, the Buyer's Agent will work to 1) get you the best price possible, and 2) verify the condition of the home.

Your Las Vegas Buyer's Agent will suggest that you get an independent Home Inspection by a certified building inspector. The Home Inspector will examine the heating and air conditioning system, attic, plumbing, roof, exterior, electrical, and appliances.

Many elements in the home buyer's Offer to Purchase are negotiable:
When can you take possession?
Who pays for the appraisal?
Are drapes and appliances included?
Is the seller providing a home warranty?
When can you take possession of the home?
After discussing the variables in the Offer to Purchase with the home buyer, the Buyer's Agent meets with the sellers and the Listing Agent to present the offer. This is where the Buyer's Agent works to obtain the best terms for the buyer.

The Buyer's Agent will have done his homework to determine how motivated the seller is. A seller who has already purchased another home or who has received a job transfer may be more open to accepting a lower price. The listing price is what the seller would like to receive for his Las Vegas home, but not necessarily what he will settle for.

Before making an offer, the Buyer's Agent will check the recent sales prices of comparable homes in the neighborhood to see how the seller's asking price compares.

When the buyer's offer is accepted, all the paperwork is passed to an escrow/title company for the closing.
