Pulte Homes plans 2,014-acre Mesquite community

Pulte Homes recently announced plans for a 2,014-acre master-planned community in Mesquite, 80 miles northeast of Las Vegas. The development, called Anthem Mesquite, will consist of 4,600 single-family, detached homes built around an 18-hole golf course designed by Gary Panks.

Mesquite is one of the nation's fastest growing communities nearly doubling its population since 2000. It currently has about 20,000 residents, a number that's expected to grow 23 percent by 2008. Affordable housing and low taxes have helped fuel the city's rapid growth as a bedroom community to Las Vegas.

An average Mesquite home, for example, runs about $120,000 or 61.3 percent less than a new residence in the Las Vegas Valley, reports the city of Mesquite And residential lots only cost about $70 per square foot, which is less than half the average of valley land prices. “We chose to develop in Mesquite primarily because of what the land offered us," said Steve Wethor, president of Pulte Homes' Las Vegas North Division. "We began looking in outlying markets because the price of land in the Las Vegas Valley has become so high that it is not economically feasible for us to develop large active adult communities in Las Vegas at this time."

Site work will begin in early April, with the first residences opening in spring 2008. Anthem Mesquite will have a 33-acre regional park, four miles of walking trails, and a 5,000-square-foot golf clubhouse with driving range.

The development will additionally have an active adult village, called Sun City Mesquite, targeted toward adults 55 and older. It will feature 3,411 homes in 12 single-story floor plans from 1,200 to 3,000 square feet in size. Prices have yet to be disclosed. Sun City Mesquite will also feature two recreational centers, totaling over 50,000 square feet, with fitness centers, computer labs, swimming pools, tennis courts and arts and crafts rooms.

Anthem Mesquite, meanwhile, is expected to reach build-out by 2013, adding 10,000 residents effectively doubling the city's current population.
