SPECIAL TO REAL ESTATE

The residences at Monarch Ridge Estates provide their owners with an opportunity to "live" their lifestyle, according to Todd Stratton, president of Todd Stratton Homes and builder of the 15-home enclave.

"There's a motto, 'he who has the most toys wins the game,' and I want to help home buyers live up to that motto by providing space to house those toys, as well as the family. A home should be designed to a person's lifestyle, and really 'live' with the homeowner

"That's the beauty of these homes. Each one offers the opportunity to include an RV garage and/or a garage for storing boats and personal watercraft, but still have the manicured look of a custom-home neighborhood. That's why we're located on the road to Lake Mead. Everything is set up to make life easier, more fun and more enjoyable for the homeowner."

The neighborhood is located off Lake Mead Parkway, near the northeastern city limits of Henderson.

"When we were able to pick up this choice parcel of land, it became immediately obvious it was perfect for the kind of enclave of select homes that will be built at Monarch Ridge Estates," Stratton said. "Plus, the neighborhood location on the south side of Lake Mead Parkway gives it an elevation that offers fabulous views of the Las Vegas Valley."

The residences range from roughly 4,000 to 6,500 square feet, and are built on lots measuring about three-quarters of an acre to more than an acre.

Exteriors display Santa Barbara, Spanish Mission, Tuscan and Santa Fe styles with courtyards, stone accents, optional casitas and extended garages.

Also available are theater rooms, wine cellars or rooms, custom pools, outdoor kitchens and backyard landscaping.

The homes are priced from $1.39 million.

"Where the million-dollar home was once a rarity in Las Vegas, that's not the case any more," Stratton said.

"Customized homes are being built throughout the valley, including in the vertical communities known as condominiums. What we are offering is that same ability to build a home that caters to the buyer's family and personal needs without the hassle of building a custom home from scratch."

The builder drew on his own experience for the design of the homes.

"First, I built my home incorporating elements of architecture my wife and I particularly love such as the outdoor fireplace, a courtyard, stone flooring and metal grillwork," Stratton said. "Then, when I sat down with architects to put together the floor plans for this project, I knew what I wanted to keep and what I wanted to enhance upon."

The sales center is open from 10 a.m. to 5 p.m. Wednesday through Sunday and by appointment on Monday and Tuesday.

To visit, take Interstate 515 to Lake Mead Parkway and go east, past Boulder Highway, to Athens Avenue, turn right and follow the signs.

Or, take the southern extension of the Las Vegas Beltway east until it becomes Lake Mead, then follow the road to Athens, turn right and follow the signs.
