The incentive is available at Day Dawn Crossing, located near Grand Teton and Durango drives, and at Day Dawn Fusion, which is at Alexander and Fort Apache roads. Both neighborhoods are located in the northwestern Las Vegas Valley. "This is the first time that we've offered the tax incentive since we opened in 1988," company President Paul Wagner said. "All our buyers have to do is show us their tax refund or a statement showing how much they owe. With this incentive, buyers have the chance to invest in a home they otherwise may not have been able to purchase." For home buyers at Day Dawn Crossing, additional incentives are a 5.25 percent interest rate buy down, and $20,000 toward upgrades, options or closing costs. The gated neighborhood features four one- and two-story designs in the Pearl, Topaz, Emerald and Diamond floor plans. The homes range from 1,309 to 2,309 square feet, and offer three or four bedrooms and two or 2 1/2 baths. Select plans have covered patios, open beam ceilings, front balconies and lofts. Each home is built to Energy Star standards with low-e windows; R-38 ceiling and R-17 to R-23 exterior wall insulation; and exteriors with Elastomeric paint. They also feature structured wiring. The homes are priced from $279,950. The 48-home neighborhood includes a small park. To reach Day Dawn Crossing, take U.S. Highway 95 to Durango Drive, turn right and follow the road, past Grand Teton Drive. The models are open from 10 a.m. to 6 p.m. daily except Sundays, when they open at 11 a.m. Day Dawn Fusion features the Lotus, Energy and Destiny models in 72 floor-plan variations, all of which offer an eclectic style inside and out. The 57-home subdivision features a Zen motif with an Asian-themed double-gate paved entry, twisted junipers, bamboo plants, bamboo screens, pagodas and water features. One- and two-story floor plans range from 1,718 to 2,963 square feet, with two bedrooms and a den, or three bedrooms, plus two or 2 1/2 baths. A game room, second suite, wet bar, den, study, bonus room and extended master suite are options in select plans. A steel spiral staircase is featured in the Energy. Standard amenities include an upgraded 13 SEER air conditioning system, programmable thermostat, low-e windows, R-38 ceiling insulation, blown-in cellulose insulation of as much as R-23 in select areas, Elastomeric exterior paint and quick-recovery 40-gallon gas water heaters. Such amenities allow the homes to meet Energy Star standards. The homes also come with granite counter tops, upgraded tubs, vaulted ceilings, commercial stucco finishes, fiberglass insulated entry doors, 12-foot ceilings in single-story models, 20-foot ceilings in the two-story models, toilets imported from Japan, and fireplaces. Options include an open web metal truss ceiling system, radiant barrier sheeting insulation, patios and balconies, and motor courts. Prices start from $373,950.
